·          Property selling as/is, where/is, with no warranties expressed or implied.

·         Property is free of all liens and/or encumbrances.

​

·         Boundary lines drawn on digital graphics are approximate. Refer to survey for boundaries.

​

·         The highest bidder shall sign an auction sales contract and be required to submit a non-refundable, 10% down payment, within 4 hours of bid closing. Funds shall be submitted by approved check or by wire.

​

·         This is a No Contingency Sale - all inspections must be conducted prior to the day of sale.

​

·         No Finance Contingencies - all financing must be arranged prior to the day of sale.

​

·         All announcements made the week of the sale take precedence over all pre-printed material.

A letter, on bank letterhead, stating “Proof of Funds”, must be emailed to tbruyle5@netscape.net, or a copy delivered to Countryside Land & Auction, PLLC, 10774 Rt. 111, Medora, IL 62063, before you will be approved to bid.

– If a lot receives a bid within the last 5 min. it will remain open for an additional 5 min.
 

– If any further bidding occurs, the extension timer will reset to 5 min.
 

– If no further bidding activity occurs, the lot closes when the timer runs out.
